A major residential development within Belfast’s Titanic Quarter, the Loft Lines scheme spans 20,000m² across 778 homes. Delivered in a landmark waterfront location, the project required consistent supply, clear coordination and a practical approach to keep installation progressing across a large-scale, multi-phase programme.

SASGO partnered with the chosen flooring contractor to support the supply of key subfloor preparation materials, ensuring product availability and delivery schedules remained aligned with site requirements throughout.

Product Selection and Support

Loft Lines Product Selection

As the exclusive distributor of PROBOND® products, SASGO worked with the contractor to supply PROBOND® PR295 High Penetration Moisture Suppressant and PROBOND® FL329 2-Part Contract Smoothing Compound.

PROBOND® PR295 was selected for its ability to work across a range of substrates, including concrete, sand and cement screeds and calcium sulphate screeds. Its formulation removes the need for priming, helping streamline the preparation stage and reduce installation time. The inclusion of a yellow pigment also provided clear coverage control during application.

PROBOND® FL329 is a multi-purpose, latex-based two-part smoothing compound designed for large-scale project work. Its free-flowing, self-levelling properties supported efficient application across a variety of substrates, including concrete, asphalt and tiled surfaces. With a walk-on time of around two hours and readiness for floor coverings from approximately four hours, the product supported a faster turnaround between stages and helped maintain programme momentum.

Logistics in a Large-Scale Residential Scheme

Managing material flow across a development of this size required careful coordination to ensure products arrived in line with installation phases.

SASGO arranged timed, direct-to-site deliveries via a trusted third-party courier, ensuring materials were supplied in a structured and predictable manner. Pre-agreed delivery slots helped the contractor plan labour effectively and minimise disruption, particularly important on a multi-unit scheme where consistency across plots is key to maintaining output.

By aligning deliveries with programme requirements, SASGO supported a steady workflow and reduced the risk of delays caused by material shortages or poorly timed supply.
