For the South Thamesmead residential development, Blade Flooring encountered a significant challenge during the preparation of a calcium sulphate subfloor. As the laitance was ground back, heavy concentrations of lignite were revealed.
What is Lignite?
Lignite is a lightweight organic material often present in calcium sulphate screeds. Once exposed, it can compromise the strength and stability of the screed, leading to poor adhesion and ultimately risking the failure of floor finishes. Resolving this issue required a solution that would isolate and consolidate the affected areas while ensuring a strong and durable base for the final installation.

As the exclusive distributor of PROBOND® Products, SASGO were able to recommend and supply the right system for the job. Our technical team attended site to assess the substrate and specified the use of PROBOND® PR204 Substrate Binding Primer.
PR204 is a two-part, solvent free, low viscosity hybrid resin, designed to penetrate the screed and consolidate surface fines and aggregates. It produces a sealed, hardened surface with enhanced pull-off strengths of around 1.5 MPa, while effectively isolating lignite inclusions.
To deliver a complete solution, SASGO supplied and delivered all required materials direct to site:
PR204 Substrate Binding Primer was applied to the ground subfloor using a squeegee and roller to ensure full penetration and coverage.
Once cured (typically 5–16 hours), the surface was neat primed with PROBOND® PR200, optimising adhesion for the next stage.
Finally, a 3–5mm coat of PROBOND® FL307 Smoothing Compound was installed to provide a strong, level finish ready for floor coverings.

The Result
After 5 days, pull-off tests were conducted on the treated subfloor. The results confirmed that the PR204 had solidified and isolated the lignite, with bond strengths exceeding expectations. Blade Flooring were left with a reliable, consolidated substrate, ensuring confidence in the long-term performance of the installation.
